This notice explains how the Žuk Kinnisvara website uses data and how to change your preferences. Updated: 19 October 2026.
Who is responsible

Visits and enquiries
When a page loads, hosting infrastructure receives your IP address, requested URL, request time and technical browser information. This is used to deliver pages, maintain security and investigate faults on the basis of legitimate interests (GDPR Article 6(1)(f)). Phone and email links open your own applications. If you contact us, we use the information you provide to reply and prepare a potential transaction (Article 6(1)(b)); other enquiries are handled on the basis of legitimate interests. There is currently no enquiry form or newsletter on the website.
Browser storage
zuk_privacy and the secure server cookie zuk_consent retain consent choices for 180 days. The sessionStorage entry zuk-catalog-return retains filters and scroll position for returning from a listing; it normally disappears when the tab closes, although browsers may restore sessions. zuk_admin is an administrator-only secure login cookie lasting up to eight hours. After separate permission, localStorage entry zuk-language remembers language and sessionStorage entry zuk-analytics-last stores the last counted visit time for session counting. Optional entries are removed when the relevant consent is withdrawn. Language can be changed without persistent storage.
Your cookie choices
Statistics start only after consent (GDPR Article 6(1)(a)). We aggregate page views and sessions by day, section, device type, browser, country, approximate city, referring domain and campaign UTM tags. A session is activity in one tab with gaps of no more than 30 minutes, not an exact count of people. Hosting infrastructure supplies country and city; they may be unavailable or inaccurate. Statistics do not retain full IP addresses, user-agent strings, full referrer URLs with parameters, GPS data, names or individual browsing histories. Do not put personal information in UTM tags. Only the administrator can view reports. Counts cover consenting visitors; browsers may hide referral sources. Logged-in administrators are excluded. Reports cover up to 90 days; older daily aggregates are removed on the next event or report request. “Necessary only” disables statistics and language storage. “Choose settings” lets you allow categories separately. Change your choice at the bottom of any page. Rejection does not limit the website. There are no advertising pixels or advertising profiles.
Providers and external links
The website is published through OpenAI Sites on Cloudflare infrastructure for page delivery, protection and material storage. Fonts and decorative images load from this website without requests to Google Fonts. Emails you choose to send us are also processed by Gmail. Facebook and official services open only when you follow their links and have their own privacy rules. Infrastructure providers may process data outside the EEA. Contact us for details of the applicable contractual safeguards and international transfers.
Retention and your rights
Correspondence is kept for the time needed to answer and handle your enquiry, or longer where law or protection of transaction-related rights requires it. Hosting log retention depends on provider settings, provider rules and the need to investigate faults or attacks. You may request access, correction, erasure or restriction, object to processing based on legitimate interests and, where applicable, request data portability. Optional preference consent may be withdrawn at any time. Contact us to exercise your rights; the normal response period is one month, subject to GDPR exceptions. You may complain to Estonia's Data Protection Inspectorate, Andmekaitse Inspektsioon (aki.ee). We do not use visit data for automated decisions about individuals or advertising profiling.
